Seller Solutions

One property. More than one way to sell.

Your best route depends on condition, timing, risk tolerance, repair scope, and how much involvement you want. Sometimes that means a straightforward retail listing or a higher-end luxury marketing plan. Other times it means preparation work, renovation, or an alternative sale structure. Integris is designed to help you compare legitimate options instead of forcing every seller into the same transaction.

Traditional Sellers

Strong representation for standard retail listings.

If your home is market-ready and you simply want excellent brokerage service, Integris absolutely does that. We are not limited to investor-style or renovation-driven transactions.

  • Pricing and market-position strategy
  • Professional listing presentation guidance
  • Marketing, showings, and buyer communication
  • Inspection, appraisal, and closing coordination
Luxury Properties

Elevated marketing for higher-end homes.

For luxury and premium properties, presentation matters. Integris can tailor the listing approach around the property, target buyer, and level of exposure or discretion desired.

  • Thoughtful pricing and positioning
  • Higher-end presentation and visual marketing
  • A more curated showing strategy when appropriate
  • Professional oversight from listing through closing
Option 1

Traditional Listing

Best suited to homes that are already market-ready or need only normal preparation, including both standard retail properties and higher-end homes that need a more polished listing strategy.

  • Pricing and positioning strategy
  • MLS and public-market exposure
  • Marketing and showing coordination
  • Offer and negotiation strategy
  • Inspection-response management
  • Appraisal and closing coordination
Option 2

Improve & List

For qualifying properties where targeted work may improve presentation or marketability, Integris can coordinate the work through our partnership with Teton Construction and may advance agreed pre-sale improvement costs, with repayment addressed in the applicable written agreement and closing structure.

  • Paint and flooring
  • Landscaping and cleanup
  • Minor kitchen/bath updates
  • Carpentry and repairs
  • Punch-list work
  • Inspection-related items
Option 3

Renovate & Sell

For properties needing more extensive work, an alternative agreement may allow Integris to coordinate the sale strategy while Teton Construction manages the agreed renovation scope. The structure can reduce the seller's day-to-day project burden while defining renovation, resale, and transaction responsibilities in writing.

Important: Terms vary by property. This may be structured as a novation or other written arrangement. Seller obligations, title, liens, financing, casualty risk, and other responsibilities are defined in the actual agreement and disclosures.

Option 4

Direct Cash Offer

For owners who prioritize simplicity and certainty—or properties that need substantial work—an as-is cash purchase can eliminate many of the preparation steps associated with a retail sale.

  • No pre-sale repairs required
  • No public showings
  • Useful for major fixers or deferred maintenance
  • Potentially appropriate for inherited or unwanted properties
  • Offer reflects repair, carrying, resale, and transaction risk
Construction Partner

When the sale strategy requires work, we have a team for the work.

Integris works in partnership with Teton Construction for qualifying pre-listing improvements, value-add renovations, inspection repairs, appraisal conditions, and other property work associated with a transaction.

Teton Construction is a separate contractor. Construction services require their own scope, pricing, contract, and applicable licensing/permit requirements.

Special Situations

When the property or transaction is complicated.

Short Sale

Brokerage and transaction coordination for qualifying sales requiring lender/servicer approval. A lender's release of a lien for less than the amount owed does not necessarily eliminate every remaining borrower obligation; the transaction must be reviewed based on the actual lender approval and closing documents.

Inherited / Estate Property

Help evaluating whether to sell as-is, complete light work, undertake a larger renovation, or list traditionally. Integris does not provide probate or legal advice.

Investor / Landlord Exit

Support for tenant-occupied, value-add, deferred-maintenance, small multifamily, rental, or portfolio properties.

Failed Inspection / Appraisal

Construction coordination can help scope and address closing-critical repair items where practical.

Unfinished Remodel

Evaluate whether completing the work, simplifying the scope, or selling in current condition is the practical route.

Vacant / Deferred Maintenance

Property review focused on cleanup, repair exposure, marketability, security, and the cost-benefit of additional work.

“The goal isn’t to sell you one solution. It’s to understand the property well enough to discuss the options that actually fit.”
